CapScout (capscout.ai) is investment-property search and underwriting software for property-management firms with a brokerage arm, and for the agents and investors they serve. It searches every active listing in a market against each owner's return criteria, such as a minimum cap rate or rent-to-price ratio, and writes an AI underwriting of the homes that fit, which the firm sends to the client under its own brand. It is free to start; the Team plan is $129 a month for three seats.

Is CapScout legit?

Yes. It's a paid software product, and you can try it without talking to anyone first.

Who built CapScout?

CapScout is built by people who buy, own and manage rental property themselves. It started as the tool we wanted for our own acquisitions: set the return a deal has to clear, see every listing in a market that clears it, and get a written read on each one before spending an afternoon on it. That is why the search runs on underwriting criteria like cap rate, rent-to-price and the price-to-ARV ratio for a flip, instead of the beds, baths and price filters a listing portal uses. Alongside the score, the analysis gives a negotiation target and says where the evidence is thin.

A property manager with a brokerage arm does the same work for each owner, so for firms CapScout keeps a separate buy box per client and produces a report you can put your name on.

What does CapScout do for a property manager?

It helps a firm find each existing owner their next purchase on the open market, so the new door stays under your management. You save each owner's buy box and CapScout checks every active listing against it. Matches come with an underwriting covering rent estimate, cash flow, cap rate, risks and a negotiation target. Before it goes to the client, you pick which sections they see and add your own take above the analysis. It goes out as a branded report or a deal room on your firm's capscout.ai subdomain. It doesn't replace your property management system.

Where do the numbers come from?

Live listings and comparable sales, with outliers removed and figures cross-checked against HUD fair-market rents and US Census medians. Flood zones come from FEMA and home-price appreciation from FHFA. Every analysis names its sources. It's an underwriting opinion meant to speed up your own due diligence. It isn't an appraisal or investment advice.

How does CapScout handle client data?

  • Your firm stays the controller of your clients' information; CapScout processes it on your behalf.
  • We don't sell personal information or use it for targeted advertising.
  • Data is encrypted in transit and at rest, and access to it is restricted. The service providers we use are vetted, under contract and named in the Privacy Policy.
  • Under the AI provider's terms, your data isn't used to train its public models.
  • You can export or delete your account data at any time.

What CapScout is not

It isn't a property management system, a brokerage, or a lender, and it doesn't make offers on anyone's behalf. It covers rentals and flips on listings currently for sale. Commercial real estate and short-term-rental revenue forecasting are outside its scope.
