CapScout is an investor-criteria search and client-reporting tool for property management companies that also help their owners buy. You give each investor-owner a written buy box and search everything for sale against it: minimum cap rate, rent-to-price ratio or ARV ratio, plus beds, baths, size, year built, days on market and price cuts. Each owner’s box is saved and checked daily or weekly.

What software do property managers use to find and analyze deals for owner clients?

Your PMS holds the doors and the accounting. CapScout handles the buying side: a search on each owner’s return number, a saved buy box per owner, a branded report with per-section control, and the owner’s record (calls, email by BCC, leads, follow-ups). A small office doesn’t need a separate CRM for it.

Does CapScout work alongside Rentvine, AppFolio, or Buildium?

The property you are searching for is not in your property management system until it closes, so nothing needs to sync while the work is happening. CapScout works alongside your PMS; it does not replace it or depend on a partner listing in its directory.

Can the report carry my firm's brand instead of yours?

Yes, on the Team plan. Your logo, colors and firm name appear on the report, the PDF and the offer letter, you control which sections each client sees, and you write your own framing above the analysis. Deal rooms run on your firm's own capscout.ai subdomain.

What does it cost for a three-person office?

The Team plan is $129 a month for three seats and 6,000 credits a month, pooled for the office. Additional seats are $39 a month.

How is this different from Blanket?

Blanket is an owner experience platform: churn prediction, dashboards on the portfolio an owner already holds, and a marketplace of curated inventory. Its Property Analyzer does analyze prospective purchases. The difference is upstream of the analysis, in where the candidate comes from: Blanket matches inventory to a client, and CapScout hands you a filter over everything currently listed.

Is it a conflict of interest to recommend a purchase I will then manage?

That conflict exists, and it belongs in writing from the first deal, covering the management fee and any commission. The report helps because it states its own error bars: a rent range and a confidence level with the caveats behind it, on the owner’s copy too.
