How does CapScout work?

How accurate is the AI analysis?
Every ScoutSense analysis is grounded in real market, flood, census, and appreciation data, and it shows its confidence level and flags thin inputs instead of hiding them. It is an underwriting opinion meant to speed your own due diligence, not a guarantee or a replacement for it.
What data does CapScout use?
Live listing and comparable-sale data from RentCast, FEMA flood zones, US Census demographics, and FHFA home-price appreciation. Every analysis names its sources and flags where the data is thin, so you can verify anything that matters.
Can I ask follow-up questions after an analysis?
Yes. Every ScoutSense underwrite opens a conversation — ask about the verdict, stress-test a lower offer, or plan the negotiation, and the analyst answers from that deal's own analysis with the real numbers recalculated. A conversation is included with every underwrite, and question packs let you keep it going when a deal deserves a longer interrogation.

How much does CapScout cost?
CapScout is free to start, with no credit card. It runs on usage-based credits: browsing and triage cost little, and you spend more only when you run a full underwrite. One-time credit packs and monthly plans are available, plus a Team plan for brokerages from $129 a month.
Do I need a credit card to sign up?
No. The free account needs no payment information. You get 500 credits the moment you create an account and can search, triage, and analyze right away. A card is only required when you choose to buy more credits.
How do credits work?
You start with 500 free credits and a card-free account. Credits are spent when you pull a home's precise numbers or run a full ScoutSense underwrite — comps, flood data, demographics, a risk register, a negotiation target — because that is the work of a real analysis. You filter aggressively first, then go deep on the handful of deals that actually look interesting. Your 500 free credits are enough to explore a market and put a few serious candidates through a full underwrite.
Do credits expire?
One-time credit packs never expire. Monthly subscription credits are issued each billing cycle and expire at the end of that cycle if unused. The 500 credits from your free signup do not expire.
Can I cancel a monthly subscription anytime?
Yes. No contracts, no cancellation penalties. If you cancel, you keep the credits already issued for that cycle. Credits do not roll over to the next cycle.
Is my analysis private? Who can see it?
Your analyses are private to your account by default. Nothing is shared unless you generate a shareable link or PDF. Shared links can be sent to anyone but are not indexed or discoverable, and you can stop sharing a link at any time.
What does the Team plan include?
Team starts at $129 a month with 3 seats and 6,000 pooled credits; extra seats are $39 a month and add 2,000 credits each. It adds white-label branding on every shared report, a built-in CRM with lead capture, an org-wide deal pipeline, role-based access, and team analytics. A card-on-file free trial is available.
