Informational tool — not professional advice
CapScout is an informational and educational software tool. It is not an investment adviser, broker-dealer, real estate broker or agent, appraiser, lender, attorney, or tax professional, and it does not provide financial, investment, legal, tax, accounting, appraisal, or real estate brokerage advice. Using CapScout does not create any advisory, fiduciary, agency, or professional-client relationship. Outputs are general, automated estimates and signals — not personalized recommendations — and do not consider your complete financial situation. Estimates and data accuracy
Property, market, rent, value, comparable, neighborhood, demographic, flood, and appreciation figures come from third-party and public data sources and from automated models. They are deemed reliable but not guaranteed and may be inaccurate, incomplete, or out of date. Automated value, rent, and ARV figures are starting points for your own analysis, not appraisals, and must not be used in place of an appraisal by a licensed appraiser or the in-person judgment of a licensed professional. Verify everything independently.
AI-generated output
CapScout's "ScoutSense" analysis and related features are produced by automated and artificial-intelligence systems. AI output can be inaccurate, incomplete, outdated, or misleading, is not reviewed by a licensed professional, and may differ for similar inputs. Treat all AI output as a draft to verify, not as a conclusion to rely on.
