Client share links and a deal room per client
On CapScout’s Team plan, each investor client gets one private deal-room link that holds every report you’ve attached to them, and you can see which ones they opened.
The link your client keeps
Each report you attach to a client lands in their room, newest first, and stays marked New until they open it. Their client record shows the same opens.
The reports carry your logo, colors and disclaimer.
Your client’s view: one private link to every report you’ve sent (sample brokerage and client).
How share links and deal rooms work
| Share link lifetime | 7, 14 or 30 days, 30 by default. After that the link opens an expired page under your brand, without the report. |
|---|---|
| The deal room | One private link per client that holds every report you’ve attached to them, with no account for the client to create. A report opened from the room keeps working after its own share link expires. Room links sit on your firm’s subdomain of capscout.ai once you’ve claimed one in branding settings, and on app.capscout.ai until then. |
| What each report in the room shows | The address, the headline figures from the day you shared it, and a New mark until the client opens it. |
| Opens | Each report records its views and the last time it was opened, and each room records its opens. You’re notified when a client opens one, at most once a day for each report and each room. Your own previews don’t count. |
| Follow-up nudges | When a client opens your reports on three separate days in a week, or keeps returning to their room, you get a nudge to follow up. |
| What the client can’t see | Any section you hid, which is removed before the page is sent; later changes to the numbers, since a shared report is a snapshot; and other clients’ rooms. |
| Turning access off | Switch a client’s room off or replace its link, which closes every report opened through the room. A report’s own share link can’t be withdrawn early; it runs until its 7, 14 or 30 days are up. |
| If your plan lapses | Existing deal-room links keep working. |
What a link can’t do
- No custom domain. Links stay on capscout.ai, under your firm’s subdomain once you’ve claimed one.
- Numbers don’t update after you send. A shared report keeps the figures from the day you shared it.
Questions about client share links
Can I send a client several reports at once?
Yes. Open the client and use Send all, which creates their deal room if they don’t have one yet.
Can I hide the property address on a shared report?
No. Every shared report shows the property’s address. You can hide any of the nine written sections, such as the negotiation guidance or the comparables, but the address and the financial figures always show.
Does re-sharing a home extend the link?
No. Re-sharing the same home with the same client reuses the link with its original expiry date; your new note and section choices replace the old ones.
