CapScout searches the active for-sale single-family and multifamily listings in a US city, neighborhood or ZIP code and returns only the ones that clear the minimum cap rate or rent-to-price ratio you set.
What the search covers
Homes that miss your threshold are left out of the results.

The return threshold sits in the filter rail, and the search won’t start without it. Search guidance above the results shows what loosening a filter would add.
The returns aren’t spread evenly: 43211 runs about 8.0% against 7.3% across the rest of your box.

Where the search stops
- Rents and after-repair values are estimates. Each carries a confidence range, and a thin set of comparables is flagged. Replace them with your own figures in the full analysis before you price an offer.
- Long-term rentals and flips only. There’s no short-term-rental revenue model.
- Single-family and multifamily only. Condos and townhomes aren’t in the search.
- US listings only.
Questions about searching by cap rate
What cap rate should I search for?
CapScout doesn’t pick one for you; the right floor depends on your financing and what you need the property to do. A practical way to set it is to work back from your own down payment, rate and reserves to the return that leaves the cash flow you want. At CapScout’s default expense rates, a 7% cap needs monthly rent near 1.0–1.1% of the price.
Does it work for flips?
Yes. Choose Fix & Flip and set the most you’d pay as a share of estimated after-repair value, between 50% and 95%; listings priced above it are left out. The search can’t see a repair bill, so set the ratio lower for homes you expect to need heavy work.
Can I search condos?
Not in a market search, which covers single-family and multifamily listings only. To look at one condo, enter its address with the unit number and run the analysis on that home.
How fresh are the listings?
CapScout reads a market’s active listings newest first and reuses that set for up to a day before reading it again, so a home listed since the last read can take up to a day to appear.
Does the first page of results use credits?
Yes. Each new home that appears in your results uses credits, charged once per home, and your 500 signup credits cover your first searches. Once a home is in your results, its ScoutScore band and quick view cost nothing more.
